LISTED developer Ayala Land Inc. (ALI) is making steady progress in the development of two major master-planned community developments in Metro Manila, Vertis North in Quezon City and Arca South in Taguig, the company reported on Monday.
“Regarded as emerging urban gateways in the northern and southern corridors, these two properties will create new communities, spur enterprise and create millions of jobs and livelihood opportunities, away from the fulcrum of a crowded metro,” ALI said in a statement. “Common to both is a plan based on a vision to build future-ready estates that will thrive way beyond the present times.”
Located in Quezon City’s North Triangle between Trinoma and the Ninoy Aquino Parks and Wildlife Center, this 29-hectare mixed-use development is “designed to be a sustainable and energized City Center, a growth accelerator that brings together the best of what Metro Manila has to offer,” ALI said.
Planned as a new central business district for Quezon City, the P65 billion development includes a two-hectare garden, which will serve as an urban oasis amid high-rise residences and corporate centers, as well as Ayala Malls Vertis North and the 438-room Seda Hotel.
The new community is specifically designed as a pedestrian-friendly environment, featuring bicycle and footpaths. An innovative feature is an interconnected underground parking system that will increase its overall road capacity by serving as an underground highway for vehicles, and freeing the streets for pedestrians, as well as making way for more open spaces. Vertis North will also feature a flood and water management system that will help its surrounding communities manage sudden heavy rainfall, the company said.

ALI pointed out that Vertis North is in close proximity to the MRT 3, LRT 1, and the forthcoming MRT 7 line that extends up to San Jose del Monte City in Bulacan. It is also a few minutes away from the North Luzon Expressway via Balintawak Interchange or the Mindanao Avenue exit.
ALI reported that the first phase of construction, mainly consisting of the Avida Towers Vita condominium tower, is on track for completion in 2017.
Located in Taguig City, Arca South is described by ALI as a “City in Sync”, inspired by successful CBD templates like Makati and the Bonifacio Global City.
The 74-hectare project, for which ALI made an initial investment of P80 billion, will feature an Ayala Malls complex, a six-tower corporate center, a 265-room Seda Hotel, as well as mid-rise residential offerings from Ayala Land Premier, Alveo Land and Avida Land.
“Arca South is about championing synchronicity. We hope to put individuals at the center of a modern destination that supports contemporary lifestyles. While accessibility remains to be the key advantage of this development, it will also provide the elements needed to achieve a well-rounded life,” said Arca South Project Development Manager Stephen Comia.
An anchor feature adjacent to Arca South is the South Integrated Transport System (ITS) that will be built soon.
It is a multi-modal terminal at the former FTI complex in Taguig City. Once completed, the ITS will be the transit hub of 4,000 buses and 160,000 passengers daily coming from the southern provinces.
The six-story terminal will have its centralized ticketing facility, modern passenger waiting areas, trip information displays, retail shops, Wi-Fi enabled-areas, car park and other modern features.
“It will be a conducive environment for people to live, work, or visit, with all its conveniences, strategic accesses and links. The estate management systems will help ensure a lifestyle of efficiencies,” Comia said.
