G&W launches 7th residential
condominium in Fort Bonifacio

 
NOT one to ride on its previous accomplishments, architect-led property firm G&W Architects, Engineers, Project Development Consultants (G&W) is all set to push its high rise development projects in Fort Bonifacio Global City a notch higher with a new residential condominium that promises to be loaded with unique features the company has come to be known for and more.

To be situated in a prime piece of land along the Burgos Circle of the former military enclave, G&W recently launched its 28-story Crescent Park Residences: the firm’s seventh project in the area, which will offer buyers a welcome reprieve from the typical “boxed-up” feel condominium living usually entails through another one of the company’s trademark innovative designs.

“Every time we design a project in Fort Bonifacio we always try to make it special. Aside from the use of panoramic windows and multi-cornered units, we are now introducing wide fronts for the Crescent Park Residences,” Terence Daniel Yu, G&W chief executive architect and senior partner, said.

This new concept in condominium design G&W has come up with, he affirmed, will see to it that Crescent Park Residences’ units are well lit and ventilated by designing living and dining areas along their perimeter; allowing each area to have separate windows.

“Always, you have the dining and the living and they’re all sharing one narrow window. Typical condo, it’s always like that. But now, we’ve made it so that these areas will now have ambient air because the wide fronts allow air to come in and out for better air circulation,” he added.

Another feature that sets G&W’s Crescent Park Residences apart from typical condominiums in the country is it offers the convenience of low-density living at only four to eight units per floor. The proposed floor area of the building will also cover only a third of its total lot area, providing wide spaces for residents to enjoy. Podiums in upper floors will house the condominium’s amenities.

Besides G&W’s innovative design for its new project, the company will also be bringing back the use of wide floor-to-ceiling windows for the Crescent Park Residences from its previous multi-cornered residence projects—guaranteeing would-be tenants a sweeping view of the Manila Golf Club and the Burgos Park, which sandwiches the site of the building, from most of the rooms.

Yu explained, “Usually in a condomi­nium there is only four corners but only one room has a corner with a window. So what we did is we designed the configuration of the rooms so that all these areas are corners. Because of this you will not feel boxed up inside the room.”

The last time the company employed these features, which it pioneered in the country, was in its Sapphire and Blue Sapphire projects that preceded the Crescent Park Residences. The two residential condominiums were so well received that they were completely pre-sold three months before the start of construction.

However, the G&W official said that despite the company’s previous successes they would rather not rest on their laurels because coming up with new ideas for condominium development is a “challenge we put on ourselves.”

“Sapphire and Blue Sapphire were big hits. It would have been easier for us to do another Sapphire-type multi-corner type design and we are sure it would have sold well. But we wanted to try create something different because we have lots of ideas on how we want to improve condo design,” he said.

But this early, G&W’s move to come up with fresh concepts for its new projects is again proving to be successful as three-fourths of the Crescent Park Residences units are already pre-sold in less than two weeks of soft-selling. The project’s construction is scheduled to commence by April of this year while its completion is targeted two years afterwards.

G&W’s other development projects in Fort Bonifacio include Penhurst Parkplace, Kensington Place, and The Grand Hamptons Tower 1 and 2. The architect-led property development firm has done over a thousand projects across the country in its more than 35 years in the industry.
