Location, security and the other conveniences offered by a
professional and experienced property manager are among the top
three reasons for the brisk sales of its residential condominium
units, according to officers of Avida Land, Ayala Land’s
affordable housing subsidiary.
Now a key player in the residential condominium
segment, the real-estate firm has sold 80 percent of all opened
units in four strategic Metro Manila locations and is committed to
construct an aggregate 1,200 more units until the end of 2008,
according to Herbert Herrero, Avida project development manager.
He notes that residential condominium living has
definitely caught on among mid-income earners who are quickly taking
up units priced at P3 million and below. Primarily driven by the
accessibility of developments to key institutions, Avida’s
multitower projects are exhibiting growth just like Avida’s Land
and Houses outside Metro Manila that caters to another segment.

accessibility to the domestic and international airports and an SM
Hypermart across the street, Avida Towers Sucat is home to Overseas
Filipino Worker (OFW) families, entrepreneurs and even former
residents of three- and four-bedroom homes in suburban Parañaque

public transportation, near a mall and a few minutes ride to the
airport,” explains Bam.
When they are away, the couple can depend on the
condominium’s property manager to pay bills for them, check on the
unit and even have repairs done when needed.
Herrero recalls that a number of entrepreneurs
with businesses in the area began as tenants of the studio units.
After appreciating the conveniences of being able to simply lock up
their apartments and come and go as they pleased, a number of them
eventually saved up for the downpayment and bought their own place
in Avida Towers Sucat.
