Avida to launch four new towers

 
The growing preference of Metro Manila workers to live near their places of work has spurred Avida to aggressively pursue its in-city condominium projects in 2008. The affordable housing subsidiary of Ayala Land, Inc. will be launching for the balance of the year three more new towers following the launch of Avida Towers Sucat’s fifth tower some weeks ago. All will serve as sequels to existing projects.

According to Herbert Herrero, Avida project development manager, the firm expects to launch Tower 4 in its New Manila development, Tower 4 in San Lazaro and Tower 6 in Sucat in 2008.

“We scheduled the launch of four new towers in 2008 in response to the fast sales take-up of our condo projects. We plan to launch at least one tower per location, with some locations seeing simultaneous launches and construction of two towers because of the high demand for condo units,” discloses Herrero.

At the recent groundbreaking of Tower 3 in New Manila, Herrero said almost one-fourth of the units had been sold in the lone Quezon City development of Avida. The project is popular among Metro Manila residents who work in Quezon City or have children enrolled at universities and colleges in the Diliman area. The 50 families who moved into Tower 1 appreciated the proximity of the development to the Cubao commercial district, Greenhills shopping center and the Ortigas business district.

Avida New Manila’s Towers 4 and 5, which will be located right along Bonny Serrano, is a co-venture of Avida Land with Diamond Motor Corp. Avida Land will lease out commercial units for convenience stores, banks, laundry shops and similar consumer-oriented establishments at the front portion of Avida Towers New Manila compound to serve the basic needs of the residents, Herrero says.

More than 50 percent of Avida Towers New Manila’s first building, completed in late 2007, had been turned over, while 25 percent of the owners have moved into their units. Tower 2 is slated for completion late this year and is 90-percent sold, while Tower 3, which is now under construction, is scheduled for delivery by 2010.

Also slated for delivery this year are Towers 3 and 4 in Avida Towers Sucat and Tower 1 in Avida Towers San Lazaro. When Avida turns over to owners units in Tower 1, it will also be handing over complete amenities. These include the swimming pool, the multipurpose clubhouse, a jogging path and a park in the upper levels of the project.

Hererro says that Avida services its residents by helping them organize a homeowners’ association, which eventually takes charge of managing the project. In all Avida Towers, Ayala Property Management Corp. (APMC) takes care of day-to-day operations like security and maintenance under the supervision of the homeowners’ association. Projects managed by APMC, which has decades of experience in property management, are known to have higher rates of appreciation.

Avida Land offers studio, one-bedroom and two-bedroom units, and loft units in select developments with prices starting from P1.1 million.
