PROPERTY developer Vista Land and Lifescapes, Inc. is set to open a 10-story tower in Taguig City for business process outsourcing (BPO) firms, as part of the company’s push to offer high-quality office spaces at competitive rates.
The project, dubbed Vista Campus Tower 1, is a P1-billion office tower in an emerging commercial district on Cayetano Boulevard in Taguig, beside DMCI Holdings, Inc.’s bustling Acacia Estates residential enclave.
Jones Lang La Salle Philippines Inc., a global real estate services firm that specializes in commercial property and investment management, has been appointed sole leasing agent of Vista Campus Tower 1.
Jericho Linao, Project Leasing Associate Director at Jones Lang La Salle, said that the headline rental rate would be below Php700.00 per square meter (sqm) which is a lot more competitive than the headline rents within Bonifacio Global City & McKinley Hills, both also located within Taguig City. Vista Campus will be composed of two towers. The first tower will be ready for turnover by 4th quarter of this year, while the second tower will be built next year.
“We’re ready to handover the first tower by October so most likely the first few tenants will be in by either late fourth quarter or early first quarter of 2018, since they need time to fit out,” Linao explained.
Tower 1 has a total floor plate of 2,464.51 sqm. The ceiling height measures 2.7 meters in every floor. Of the 10 floors, the second to 10th levels will be available for leasing to office tenants while the ground floor will be for retail tenants.
“Some of the advantages of locating in Vista Campus Tower 1 is that its tenants may enjoy the business incentives in Taguig and at the same time, they also pay reduced rents compared to expanding in the other business districts within the city” Linao said. Vista Campus is close to several residential properties and it will also have its own retail complex that will provide support services to its locators, he said.
