To work with JLL to bring offices closer to residential QC


PPC One Estate, the commercial properties arm of the PPC Group, has just launched The Upper Class, a Grade A office tower that will soon be bringing Business Process Outsourcing (BPO) firms to the northern part of Metro Manila.

The 26-floor tower, available by the first quarter of 2019, lies at the corner of Quezon Avenue and Scout Reyes in Diliman, Quezon City. It will offer a gross leasable area of 24,006 square meters. Each level will have a floor area of 1,168.48 square meters.

“There is a significant demand for premium office space in the northern part of the metro, where the workforce is abundant – and we would like to fill that gap,” says Ronnie Co, president of PPC One Estate.

PPC One Estate has tapped global professional services and investment management firm JLL, as its partner for the marketing and leasing of The Upper Class.

According to Sheila Lobien, Regional Director of JLL, Quezon City – after Makati – is the second top BPO location in Metro Manila, currently hosting 104,407 agent seats. JLL also shares that QC offers distinct advantages to the office market: it is the most populated city in Metro Manila, and is able to offer a larger talent pool; it is home major universities, making it easier to find new talent; and it offers a lower rental rate, compared to other central business districts (CBDs).

JLL further notes that office space continues to be in demand in Metro Manila, driven – since 2012 – by the continued growth of the BPO and Outsourcing and Off- shoring (O&O) industries. This early, twelve percent of the office space supply scheduled to be made available in 2019 have already been signed to leases.
