While most office towers flock to Makati and Bonifacio Global City in Taguig, luxury property developer Ayala Land Premier (ALP) has seen potential in Quezon City (QC). It is where ALP has decided to establish its P10-billion corporate tower, One Vertis Plaza.
“We see that Quezon City is a very prime city. In terms of location, we feel that Quezon City is strategic and highly accessible,” Paolo Viray, head of sales and marketing at ALP, said in a recent media briefing.
The project is located along Stella Street and Astra Drive in Vertis North. The location, Viray said, would be vital for businesses as it connects the north and south of Metro Manila.
The P734-billion New Manila International Airport (NMIA) project in Bulacan, which is due for completion by 2023, will complement the 43-story development of ALP, he added.
Given these, ALP had been witnessing strong traction for the project, particularly from the manufacturing, industrial, food and pharmaceutical industries, where 70 percent of available office units had been taken up by floor buyers and repeat clients, Viray said.
The official noted that the multibillion-peso development targets companies looking for headquarters in Quezon City and established firms on the lookout for extension in the north. Also eyed are people who want to upgrade their office spaces and investors.
Units in One Vertis Plaza range in size from 101 to 325 square meters (sqm), with only 10 units per floor. The tower will offer a total of 60,784 sqm of office spaces for sale, with 938 parking spaces on six basement floors. Unit prices are between P28 million and P114 million, value-added tax included.
It is keeping the top five floors for the group.
Meanwhile, construction of the One Vertis Plaza is ongoing. Turnover of the units is set for 2024. More than P16.1 billion in sales is expected from the first office tower of the project.
